Overview
As working artist studios, concept and design are vital components to the project. Condominium documents and a Deed Of Trust filed with the county guarantee the building to be artist occupied.
The newly renovated building contains three floors of studios. Each studio contains the following features:
- Full height walls with wide doors
- Finished painted ceiling and primed walls
- New Low-E Argon filled windows
- Sanded and urethaned wood floors (1st and 2nd floor), concrete (lower level)
- Basic strip fluorescent lighting
- Individual HVAC
- Individual metered 100A electrical service
- Wired for phone
- Wired for cable
- Capped off cold water and drain for the owner to install a sink if they desire.

Our studios are work only, not live in, and range in size from just under 200 sf to over 500 sf. Adjoining studios can be combined for larger spaces. For more information, download PDF floor plans below. The floor plans show the spaces as they were drawn prior to construction. Some have been modified. Plans showing the finished as-built layout are available.

Building Features and Amenities
Our restoration of the building has retained the original mill flavor and industrial atmosphere while incorporating the modern conveniences necessary to carry out our art and craft. The building amenities include:
- Building is fully ADA compliant
- Elevator
- Bathrooms on all floors with showers in the first floor bathrooms
- First floor 650 sq ft dedicated gallery space with gallery storage room.
- Condo association will determine exhibition schedule that will include shows by studio owners.
- Kitchen
- Loading dock accessible to all studios and floors
- Building is fully sprinklered
- WI FI throughout the building
The building sits on a 56,000 sf lot incorporating ample parking in a tastefully designed and landscaped parking lot and a large secluded wooded area for the studio owners to enjoy.
Financial
The remaining available studios range in price from $72,000 to $229,000. As a condominium structure, owners have a share in the ownership of the entire building and grounds and become automatic members of the Gorse Mill Artists Association which designs the policies and governs the operation of the building. This includes but is not limited to the use of the gallery, building open hours, open studio and open house events, use of the grounds, and more. As in all condominiums developments real estate taxes will be assessed individually.
A condominium fee has been determined and is assessed by the artist association to cover the common expenses of water, building insurance and common areas real estate taxes, regular and customary maintenance, repairs, etc. At this time the condo fee is approximately .25sf and is subject to adjustment.
Construction financing is being provided by Needham Bank. As a
